Terms & Conditions

The following Terms & Conditions apply to bookings and stays with Merchant Living and Liverpool Serviced Apartments.  All bookings and enquiries are subject to these Terms & Conditions and your confirmed reservation with us is formal acceptance of these Terms & Conditions.

Please read before making a booking and do contact us if you have any queries or requests.  



These Booking Terms apply to Merchant Living Apartments, Liverpool Serviced Apartments, our officers, employees and agents (‘We’/’Us’/’Our’) and the person or legal entity making the Booking or to whom We supply services in respect of the Booking (‘You/Your’). These Booking Terms are governed by English law and apply to all Bookings except where We agree in writing other terms. By making a Booking You are deemed to accept these Booking Terms.

Bookings & Payment

Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You. We will accept a reservation when We have confirmed Your reservation and received full or part payment of the total price quoted from You.
You must be able to enter into a legally binding contract and be over 18yrs to make a Booking.
Bookings must be paid for using an acceptable method of payment and valid credit or debit card details must always be given a security against fraud or possible loss.
When a Booking is confirmed, a reservation number is given. This number must be retained for access to the Booking details if cancellation or amendment is necessary.
Bookings are charged in full to your card at time of booking.  Cancellations or amendments are subject to our booking and cancellation policy.  Full refunds are not permitted once a booking is confirmed.

Prices

All published rates include VAT where applicable (and local taxes) at the current rate.
Rates are per room per night. If You have selected supplements they will be added to the total price of the Booking. Rates do not include other costs you may choose to incur during Your stay (unless otherwise stated).
Rates quoted are correct only for the specific number of guests, nights and dates shown. Should You change the number of guests, dates or room nights, then the rates or booking terms are subject to change.
Rates offered for multiple night stays are at an average nightly rate.  Any change in the number of nights booked may result in a higher rate being charged in accordance with the properties current availability and rate strategy.

Availability

In the rare case that due to unforeseen circumstances we cannot deliver Your requested accommodation, You will be offered suitable alternate accommodation or a full refund.
Arrival and Departure
Check-in is from 14:00 to 17:00 (GMT). Check-in times outside of those specified must be confirmed with Us prior to arrival. Check-out is by 11:00 (GMT) on day of departure.  Any departures after 11:00 must be agreed with Us prior to the day of departure or will be subject to additional charges up to one nights stay.
All guests should call Us 30 minutes prior to arrival or departure to ensure a member of our team is able to meet you.

Cancellation and Early Departure

Unless a Client or Guest complies with the terms of our Cancellation and Early Departure Policy, we reserve the right to charge for early cancellation in line with the number of days, weeks or months notice that should have been given to us. 

For any length of stay we require 7 days notice of any Early Departure.

For standard bookings, Cancellations made prior to 8 days before arrival will be made and deposit will be payable unless the booking is re-scheduled.  Cancellations 7 days or less before the planned arrival date are charged in full.

For bookings during peak period Special Events, non-refundable deposits are payable in advance.  Cancellations prior to 30 days before arrival will be made with non-deposit monies refundable.  Cancellaions 30 days or less before arrival are charged in full.

Extension or reduction to Accommodation Period

If the Guest or Client believes they're likely to need to extend their accommodation period beyond their original reservation, then they should notify us of this as soon as possible. 
We can not guarantee any extension of a Guest's accommodation period, but, subject to availability, will endeavour to meet such requests.
Minimum stay requirements are often in force during peak and event dates. Should you wish to change the number of nights you have originally booked, please contact the apartments where we will be pleased to check availability of the amendment in accordance with our current availability.  If a minimum stay restriction is in place, and your amended number of nights does not meet the minimum requirement, you will need to pay an additional supplement to be agreed with us. 

Accommodation and Location

Whilst we endeavour to confirm an apartment number prior to arrival, we cannot guarantee the availability of a specific apartment prior to check-in.  If a particular apartment number is not available at check-in time, we reserve the right to accommodate the Guest in an apartment of similar standard and location. No refund will be payable to the Client or Guest if they decide the apartment is not suitable.

What's included in the Accommodation Fee

The rental rate includes provision of the following features and services:
Utility charges (water, electricity, gas, as applicable)
Council Tax charges
TV licence
Telephone line rental
Normal Broadband Usage
Housekeeping services (which include general cleaning, making beds and emptying rubbish bins) - undertaken every other day
Bed Linen
Towels
Maintenance of the Apartment including light bulb changes

What's not included in the Accommodation Fee

The following features and services are not included in the rental rate and will be subject to additional charge:
Additional housekeeping services
Loss of/failure to promptly return keys, electronic fobs and car park passes.
Telephone Use and Charges
Additional Broadband Usage
Loss or Damage to apartment property including communal areas, fixtures & fittings, furnishings, soft furnishings and all other content

Broadband Internet Service

Broadband Internet is available at our apartments. Details are provided in the Welcome Folder.
We offer complimentary internet facilities in our apartments either through Ethernet or Wireless connection up to 2GB.  Within our 2GB limits, guests may use these facilities and download as much as they wish at any time.  Usage above the 2GB inclusive usage is classed as Additional Usage and is chargable.  Rates are available on request and can be agreed in advance of your stay or charged and payable immediately during or after your stay.
We cannot guarantee availability of internet services at all times although we will endeavour to assist you should you experience difficulties. 
We will not undertake changes or be be responsible for settings on Your PC to connect to Our services.  Should You give permission for us to adjust settings, these will be Your responsibility and we accept no liability for such changes or their impact on Your PC and it’s configuration. 

Keys, Electronic Fobs

Unless otherwise agreed, one set of keys only will be provided to the Property. If, at any time, the Guest loses the keys, they must notify Merchant Living Apartments as soon as possible who will replace them at a cost to the Guest of £50.00 (including VAT) per set of keys. This also applies to loss of fobs or car park access cards. Guests are required to return keys, fobs and car park access cards immediately upon checking out of the Property. If they are not returned within 24 hours of check-out, the above charges will be applied.

Loss or Damage of Apartment Property

Please report any damages/breakages to a member of the Merchant Living Team as soon as possible
Loss or Damage of Apartment Property by accident, theft or misappropriation must be notified to Us as soon as possible.  All costs to repair or replace such items will be charged directly to You whether adivised to Us or discovered after Your departure.

Loss or Damage of Your Property

Please ensure you keep all valuables and important personal possessions in the safe provided.Whilst we endeavour to provide a safe and secure environment, we are not responsible for any loss or Damage to Your property or that of your guests.   Please report any problems to a member of the Merchant Living Team as soon as possible  

Conditions of Use

All Our apartments, apartment buildings and communal areas are strictly No Smoking and non-compliance with this condition will be subject to additional charge or we reserve the right to request You and all guests to leave without notice and without refund should this be found to be the case.
We are unable to accommodate same sex parties such as Hen and Stag parties. If your booking is found to be of this nature, we reserve the right to cancel the reservation or in the event it is found to be of this nature on arrival or through your stay, we reserve the right to refuse accommodation and remove all guests without notice and without refund.
We are unable to accommodate occupancy numbers above the agreed levels unless otherwise agreed.  This includes temporary guests into the apartment.  We reserve the right to request You and all guests to leave without notice and without refund should this be found to be the case.
We are unable to accommodate functions, parties, gatherings or events without formal agreement from Us in advance of Your arrival.  We reserve the right to request You and all guests to leave without notice and without refund should this be found to be the case without approval.  Approved functions, parties, gatherings or events may be subject to additional charges.
You should not make excessive noise or nuisance in the apartment or apartment building.  We reserve the right to request You and all guests to leave without notice and without refund should this be found to be the case

Registration

If not already supplied, You will asked to supply credit/debit card details and full address to cover any loss, damage, cleaning or nuisance.
